Buying through Private Sale or Auction

There are different advantages with either method of purchasing your property. Buying a property through private sale may be easier and less stressful for all involved. If the property suits your needs, more than likely you will make an offer on a property somewhere near the seller's asking price. The agent may convey your offer to the vendor informally or formally by a contract note. Once signed by both parties the property is sold.

The disadvantage here is that someone else may offer a higher price to the vendor, in which case you could miss out on that one property you've worked hard to find. It may also be harder to determine the true market value of the property as it would not be exposed to the auction process, where you get all interested parties in the one place at the same time. Buying at auction may not be relaxing but at least you get a good idea of what the market thinks the property is worth. If the property is passed-in, you can always negotiate after the auction knowing what the market was prepared to pay.
